Folkestone's Creative Quarter

Planning permission

The submission of all types of application including negotiating with the Local Planning Authority during the application process to help secure permission.

Residential

Planning advice on a range of new build residential developments including single dwellings, infill plots, backland/garden development, replacement dwellings and minor and major residential projects.

Commercial

Planning advice on a range of commercial developments including new builds, extensions/alterations, retail and change of use.

Householder

Planning advice on residential development and home improvements, including house extensions, outbuildings, garages and annexes. We can also offer advice on whether planning permission is required for your extension or whether the works fall within the scope of permitted development.

Permitted Development

Planning advice on a range of permitted development (development and change of use which do not need planning permission), including residential extensions such as loft conversions and small home extensions/outbuildings. Change of use of agricultural and commercial buildings to residential.

Planning advice in respect of an existing or proposed use, operation or activity to confirm the use is lawful in planning terms and does not require planning permission.

Prior Notifications/Agricultural Development

Planning advice in respect of new agricultural buildings and extensions that do not require planning permission.

We can provide comprehensive planning statements for all types of development, addressing all material planning considerations and covering relevant local and national planning policies to support and promote your development.

Site Appraisals

We can provide an initial site appraisal to review the development potential of your property or site and give you a realistic professional opinion regarding the type and amount of development that could be achieved.

Heritage/Listed Buildings

Planning advice in respect of works or changes of use to listed buildings, development in conservation areas and development affecting the setting of heritage assets.

Planning Appeals

Submission of all types of appeal including a comprehensive written statement addressing the reasons for refusal. We can also undertake an initial review of the refused scheme and provide advice on the likely success at appeal and give advice on potential amendments which could make the scheme acceptable to avoid an appeal.

Pre-application advice

We can engage with the Local Planning Authority on your behalf to seek informal advice regarding your project, which can save time and expense in some cases.

Andrew Jolly

Director, Credo Planning Ltd

I began my professional planning career in 2006 and since then I have gained valuable planning experience working for several Local Planning Authorities on a full-time basis and more recently as a Planning Consultant dealing with a range of applications from small scale house extensions to major residential developments on strategic Local Plan sites. Recent work for private clients includes the submission of a range of planning applications and appeals, site appraisals and development assessments, supporting Planning Statements and pre-application submissions.

The majority of my planning career has been based in Kent and London, during which I have built up a network of professional contacts including planners, architects, developers, and heritage and ecologist specialists, who can bring their individual expertise to each project when required.

Qualifications included a BSc (Hons) degree and an MRTPI accredited master’s degree in Planning Policy, Practice and Urban Design from London South Bank University.

When not at work I enjoy spending time with my two young children, cycling in the Kent countryside, listening to music and reading.
